Would you buy locally or elsewhere?

Some high-net-worth individuals from places as varied as Indonesia, Thailand and Russia who need to park money in Singapore may not bat an eyelid about paying record prices for condos, but resistance seems to be setting in from local investors for properties priced at more than $3,000 per square foot, according to some market watchers. Will this clip developers’ ability to constantly keep jacking up prices of new projects? Or will the Singapore luxury market evolve to a new plane, as Singapore becomes increasingly attractive as a global city, where buyers at luxury residential property launches will be predominantly foreigners?

Some foreign buyers may be more amenable to paying top prices if they find Singapore still offers them an attractive proposition. Of late, 60 per cent of the buyers for most new high-end projects have been foreigners, but sometimes the figure is even higher. At City Developments’ Cliveden at Grange Road, 90 per cent of the 38 units sold so far have gone to foreign buyers, with an average price of $3,600 per square foot. Some industry players say there is resistance from local buyers to anything costing above $3,000 psf, although one major developer has put the resistance band higher, at $3,300 to $3,600 psf.

Despite prices of $4,635 psf for a unit at St Regis Residences and $5,100 psf for another at The Marq On Paterson Hill, ‘buying at prices above $3,000 psf is still pretty selective at this point in time’, reckons DTZ Debenham Tie Leung executive director Ong Choon Fah. Just how many units developers have been selling, and for how much, will emerge soon when the Urban Redevelopment Authority (URA) publishes more pricing details of units sold by developers.


But whether the resistance is $3,000 psf, or at the $3,300 to $3,600 psf level, the resistance being shown by local investors is very real, say industry players. ‘As prices go higher, potential buyers have more and more alternatives, and may want to diversify risk, to even beyond Singapore,’ Mrs Ong oGoing by caveats lodged for primary market sales between Jan1 and June19 this year, units sold by developers in high-profile projects like Orchard Residences, St Regis Residences and Beaufort @ Nassim at prices above $3,000 psf formed the minority of transactions for the respective projects. Sixteen of the 48 caveats lodged during the period for Orchard Residences were for prices above $3,000 psf. For St Regis Residences, the figure was five of the 39 caveats lodged, while for Beaufort @ Nassim, the share of caveats for developer sales at prices of above $3,000 psf was four out of 13. Of course, a different picture may well emerge when the URA’s data is releasedf DTZ reckons. ‘For such investors, chances are it will not be their first or even second property. If they pay $3,000 psf for, say, a 2,000 sq ft condo, the price comes up to $6 million. For this sort of sum, they will ask: ‘Where else can I put my money? A small bungalow in Singapore, a top-end condo in Malaysia, Bangkok or even Sydney?’
CB Richard Ellis executive director (residential) Joseph Tan says that from his experience, for the price of condo units costing ‘anything more than $8-10 million, which could work out to say $3,500 to $4,000 psf, local buyers have the option to look at freehold landed properties in prime locations’.

However, Mrs Ong says these would not be the sort of considerations going through the minds of wealthy foreign investors who may just want to park some money in Singapore real estate to diversify their portfolio. Mr Tan says: ‘They peg local property prices to those in major financial cities. For instance, average prices of luxury homes in London are about two-and-a-half times those in Singapore. So Singapore prices still look attractive to these global investors.’
Whereas foreign buyers have accounted for no more than 60 per cent of buyers in new high-end condo launches in the past, Mr Tan believes this figure can increase further. But some market watchers reckon developers counting on just foreigners to set benchmark prices for their projects may not necessarily find the sailing smooth. ‘Some foreigners prefer to buy projects that are well supported by local investors for added assurance, since local investors would generally be considered to know their market best,’ Mrs Ong reasons.

But whether developers rely predominantly on foreign investors, or a mix of Singaporean and overseas buyers, developers may still be able to achieve higher prices for luxury housing projects here, if they can offer compelling propositions on design, lifestyle and the like, market watchers reckon. While $3,300-3,600 psf appears to be a resistance of sorts among local investors currently, the level may move higher, depending on economic growth and supply-demand dynamics, Mrs Ong adds. ‘Just last year, there was resistance at the $2,000 psf level,’ she recalls. Mr Tan says: ‘If Singapore continues to be attractive to foreigners and our prices look appealing to them, it is likely developers will continue to bid aggressively for prime sites.’

Living in Singapore is now costlier than in New York.

It is now the 14th most expensive city for expatriates in the world and 5th in Asia, according to a survey of cost of living by Mercer Human Resource. Moscow is the most expensive city for expats for the second year running, followed by London, Seoul, Tokyo and Hong Kong.

The survey covered 143 cities across six continents and measured the comparative cost of over 200 items in each location, including housing, transport, food, clothing, household goods and entertainment. It is used to help multinational companies and government determine compensation allowances for their expatriate staff.

The fast-rising housing cost was the cause of the rise in Singapore's ranking, which moved up three places from last year. But the survey found that despite the recent spiralling prices of properties, Singapore is still relatively cheaper than other cities in the region. For example, the rent of an upmarket two-bedroom unfurnished apartment here costs less than half of what it is in Hong Kong. Human resource consultants said expatriates here have been badly hit after rentals soared by 25 per cent to 35 per cent in the last 12 months. MNCs are concerned that this will affect bottom-lines. Although it may be more costly to live here than other major cities, expats can expect the best services from the government. A global research report from consulting firm Accenture has ranked the Singapore government as delivering the best customer services in the world, ahead of Canada and the US. Accenture said Singapore topped the ranking because of its strong combination of innovative customer-centric vision and entrepreneurial attitude, backed by an aggressive approach to implementation. The report is the eighth in a series of annual reports from Accenture that examines the customer-service service challenges, maturity and practices of governments around the world. -- AsiaOne

Taipei

The past week went by all too quickly in a whirl of endless pairs of shoes, dresses & frilly blouses! Those who have been to Taipei will gladly concede to the fact that shopping here is very pleasant as the service is impeccable and the locals are so friendly. Despite our short stay here, we managed to acomplish quite abit and the occasional rain showers did nothing to dampen our spirits!
Recommendations:
Hot Spring: Beitou (XinBeiTou Station) Sweet Me or Spring City. Paid about 800NTD for the outdoor pool with different pools and jacuzzis. Both are expensive going by local rates but overall enjoyable.
JiuFen( 九份): Do visit the moutain town of JiuFen if not at least for the scenary as well as snacks. We took the express train from Taipei Main Station--> Ruifang Train Station (NTD 80 every 30 mins) then a cab (NTD 150) up the mountain. On the return journey, the cab driver offered to send us back to the hotel for NTD 800 which is reasonable if you are travelling in a group.
Sunset: DanShui (Danshui Station) Try to catch the elusive sunset over a cup of cuppa @ Starbucks. If you are game enough do also patronise the stall games; for T-drama fans, this is a familiar sight in all Taiwanese dramas.
NOTE: I have been here several times and still not been able to catch the sunset as the sky is often overcast or it is raining! Good luck!
WufenPu(HouShanPi Station): Despite this place being a "wholesale" centre, do not be misled, most shops have very nice decor and most of the market is pretty much covered. However, do not expect rock bottom prices. We believe that there is a sneaky "wholesalers" price vs. "retail" price which is often quoted. We did try to bargain alittle though some retailers absolutely refuse to budge. Shopkeepers here aren't desperate to sell off their wares! DO check out the shoe shop called Wink! Though prices aren't cheap but the workmanship is good and they export to Japan ( sizes for certain shoe models are really tiny though) We bought 7 pairs from this shop so we were given quite a sizable discount!
Accessories Wholesale: Kiss Diamond @ 太原路 22 巷 ( Near Taipei Main Station) On the first visit, you need to purchase 10 items to qualify for the "wholesaler" card/discount paying the lower price seen on the tags. Subsequent visits using the card, you will get the "wholesaler" price even if u are merely buying 1 item.
Shopping Malls:
Taipei 101 (台北101) for brands like Oasis UK & Ted ( all the more better if there's discount!)
Shin Kong Mitsukoshi (新光三越) for cosmetics brands like RMK, Shu Umeura, Anessa, Sofina, Benefit etc as well as Wacoal Lingerie. Prices are cheaper for some of the brands so do shop around.
Eslite @ Ximenting (西門町) for Japanses brand shoes ( lurve lurve lurve the cute shoe boxes!) and accessories. A bargain especially if there are discounts!
NOTE: Do remember to ask for 5% GST refund esp if u are purchasing more than NTD3000 in the store!
Ice-cream: Coldstone Creamery @ New York New York. Pop by to rest your tired feet. We lurve the ice-cream here. Prices range from 90-200 NTD. Yummy!

SINGAPORE: Hong Kong's high-end apartments are the world's most expensive to rent, followed by those in Tokyo and New York, reflecting the high living costs in those cities, according to a survey on expatriate accommodations.

An "executive" three-bedroom apartment in Hong Kong costs more than $8,500 a month to rent, said the report, released Tuesday by ECA International, a human resources consultancy in Britain. Rents for typical expatriate apartments in Hong Kong rose by an average of 10 percent last year and 15 percent in 2005, thanks to the Chinese territory's robust economic growth, said Lee Quane, general manager of ECA International's office in Hong Kong. In addition, the gap between Hong Kong and other cities was widening, he said.
The survey compared rental prices in 92 locations worldwide, the firm said. Tokyo rents for expatriates averaged $7,358 a month. In New York, rents averaged $7,249. Moscow was ranked the fourth-most expensive rental city, at $6,526 a month, followed by Seoul, London, Mumbai and Shanghai, the survey found. Caracas was ranked ninth because, Quane said, expatriates there need to live in high-security compounds for safety reasons. Paris ranked 10th in the survey.The cheapest location of the 92 cities examined was Nairobi, where a three-bedroom apartment cost about $1,000 a month, the survey said. -- IHT

Been meaning to get a new laptop and we spent some time over the weekend browsing. I must admit that I have never been good at understanding the technical jargon and so as expected, the computer hardware, configurations, and such just makes absolutely no sense what-so-ever to me. BUT, one thing is for sure, I do know that I want a light and ultra portable laptop. =)
Currently, my heart says Sony Vaios TX Series(metallic cooper) OR Fujitsu Lifebook Q Series(pure white) but my mind screams IBM Thinkpad X60 or anything else equally practical as for the same amount I get twice the RAM and more run! Should I follow my heart or listen to my head??

Originally an old colonial house remnants of those colonial days, this place has been stripped bare and rebuilt. The end result is an elegant chic modernist structure with 1 wall made of glass enclosing the dinning area allowing abundant natural light to filter in. There is also an outdoor deck area-- perfect for pre-dinner (or post) drinks. Just off Holland Road and outside the Orchard Road area, the Dempsey enclave is no longer only known for its antique, teak furniture shops and carpet dealers, in fact, there is a number of wine shops, restaurants and cafes that have set up shop here. PS Cafe is uniquely situated amidst the greens at Dempsey Road-- Harding Road to be exact and accessible by either Dempsey or Minden Roads, both of which connect to Holland Road. The dining area looks out to a green field, the view --all green grass and tall trees--is, for a Singaporean restaurant in the urbanised city-- unusual. I suppose this is what they call an urban retreat in the city.
I like this place for the ambience and its' setting. Do make reservations in advance as they are notoriously well-known to reject walk-ins at the door.

Pretty WA Cafe serves gorgeous home baked breads and delectable cakes and you can choose from 290 design books and periodicals to browse through while having a cuppa.
It is a nice and cosy place with sofas and comfy chairs just right to spend a delightful afternoon.
I like cafes and cafe culture!
One of the things I miss so much is being able to sit al-freso by the pavement and watch the crowd go by. There just aren't that many places in Singapore to do that!!

Tune Hotels’ first flagship hotel in Jalan Tuanku Abdul Rahman in Kuala Lumpur

The brightly painted facade is difficult to miss. Tune Hotels.com, opens its flagship “no-frills” hotel today, and aims to take advantage of the growing budget hotels segment, pushing its expansion plans in the future. It said in a statement that budget hotels had registered up to 90% occupancy rates following the booming budget airlines industry, where players have been offering aggressive promotions to various destinations.

Quick to jump on the bandwagon, this hotel offers 173 single and double rooms, where guests are given an option for add-on amenities like soap, towel and air-conditioner at a small cost. Automated teller machine services, an Internet room and currency exchange services will also be made available. Rooms are secure, with chip-card access and extensive CCTV cameras placed throughout the premises for security.

For this venture, Tune Hotels.com teamed up with strategic partners Pensonic Holdings Bhd, Nippon Paint (M) Sdn Bhd and Johnson Suisse (M) Sdn Bhd for various outfitting items. Tune Hotels.com is also teaming up with myNEWS.com to operate a 24-hour convenience store. In addition, there is also an eatery on the ground floor. -- STAR

Shall We Swap?




IF ONLY...
A friend of mine has recently gone to London to work. She arrived in London last week and I received an email from her yesterday saying that she misses home very much and that she feels like taking a flight back. And here I am, hoping against hope, wishing so much that I could swap places with her!!! Like hello, I'm putting up my hand here, waving madly, but the teacher doesn't see me.

While looking for permanent accommodation, she's staying at a Service Apartment in Central London, and she describes overlooking the River Thames. Ah, certainly brings back fond memories!

She says that the weather has been erratic but pleasant and she has also gotten a nice tan from all the walking in the sun. In addition, due to low humidity, she feels that her skin is becoming rather dry. For me, I never really had that problem and during Spring and Summer, I just loved the clear blue skies and sunshine! I also really miss all the walking I used to do in London. I really enjoyed walking everywhere - walking to and from the tube stations, Markets(Camden, Borough, Spitalfields, Covent Garden) , the parks(Hyde Park, St. Jame's Park, Kensington Park), and around the city. Walking was such a pleasant activity and basically most times it was better to walk since public transport is so expensive and slow at times.

Anyway, I think she's just suffering from the anxiety of being in a new place. She'll adapt to the place soon enough and she'll find that she'll never want to leave!
I guess when I went over, I was lucky that I didn't have to grapple with problems of settling in . I found lovely accommodation quite soon and subsequently phone and Internet connection. Plus it also helped that I was familiar with the city already. I knew where places were and I knew how to navigate myself around the public transport system the moment I arrived.

Still, I'm up for a swap with her anytime if only reality permitted!

leaving the town in a state of horror, shock and mourning. However, what that is even more disturbing that in the annals of history, this wasn't the first shooting that has occurred on Campus nor will it be the last. In 1966 at the University of Texas, Charles Whitman climbed to the 28th-floor observation deck of a clock tower and opened fire, killing 16 people before he was gunned down by police. In 1999, two teenagers killed 12 fellow students and a teacher before killing themselves in the Columbine High Massacre.
Maybe, instead of focusing on the race, ethnicity or the personality quirks of the individual, it is time to seriously take stock of what is happening around us and to consider the system that has left some behind and pushed others over the brink.

Pluck!


I believe that style-mavens and fashionistas in Singapore have been spending their Saturdays of late checking out the many cool boutiques that have sprung up on Haji Lane, parallel and in between Arab Street and Bali Lane. Foodies now also have a reason to head down to this newly-chic street.

Pluck, a very cute self-styled "style emporium", has just opened an ice cream parlour. After doing some serious shopping at Salad and White Room, this seems to me the perfect place to rest for a while. Retail therapy and super-cool sundaes? Count me in!

Yoga @ Chaweng Beach?
Anybody knows any good place for Yoga/Pilates @ the beach??
I am scouting around for recommendations right now and can't seem to find those options.

UPDATES:
Have been asking around and more or less narrowed down my options to:
1) Anantara Samui Resort
Located @ Bo Phut (Fishermens' Village) Apparently a scaled-down version of Chaweng Beach with lovely beachside restaurants and Yoga schools. Reminds me of Ubud ( Bali) with that distinctly hedonistic bohemian charm. Categoty: Romantic boutique hotel.
2) Amari Palm Reef Resort
Located @ Chaweng Beach so its' busier and closer to the "action". The quality of the sand here is better too. Category: family resort type hotel.

As the story goes, went to the travel agent the other day with the very innocuous thought of picking up my Bali air tickets but as luck would have it... chanced upon a package deal for The Chedi, Chiang Mai.
We had many happy happy fond memories @ The Chedi Club @ Tanah Gajah (Ubud) and have always wanted to check out this newest addition to the pack . Now, I am torn between the beach or the mountains!

Time for a break?

I think I need another break...
The Doctor seems to think its due to stress that my immunity isn't working so well thus making me susceptible to germs/bacterias and viruses. I was so sick last week and just when I thought I was well, my sore throat returned with a vengeance along with a nasty cough.
Since the year started, I feel that I am running on a treadmill programmed to move faster faster and faster and should I should slow down I think I will crash and burn.

The biggest irony being--IF i really take a break now I will end up being more stressed!!

마지막 춤은 나와 함께

I just finished watching the final episode of Save the Last Dance and I must say that I am sad to see it end.
Characters:
The lovely Eun Soo, the girl next door with a heart so true,
The pretty Soo Jin, brought up as a Princess and expecting to marry her Prince Hyun Woo,
Hyun Woo--who wants to be an artist but must take over the family business empire. Even dark Tae Min has a side of him that is good, making him a more complex person than a cowboy with a black Stetson.

The story, like a roller coaster ride, was predictable from its memory loss beginning to the all embracing end, yet contained enough twists and turns that it makes you want to line up and ride again. It's love, the feelings that are pulled out of us as we watch Eun Soo and Chang Ho/Hyun Woo draw close and then be ripped apart and the desire to see them enjoined once more. It's the pain we feel for Soo Jin as she fights to grab hold of Hyun Woo only to watch him slip through her fingers like running water, most of us havng at one time or another loved someone who doesn't return that love. Perhaps this is what makes this drama so appealing, the pleasure of being made young again through these intrepid lovers.

The music is simply wonderful, after watching a few shows, the tunes bringing back the feelings with each song, the different scenes play on a mental movie screen with each note played.

Soup Spoon







Been feeling under the weather the past 2 days and developed a sudden craving for soup(s).
Boston Clam Chowder, Tokyo Chicken Stew,Velvety Mushroom Stroganoff, Tangy Tomato with Basil etc... Decided to frequent the usual soup restaurant I usually patronise..Only to find it closed. Apparently, there was a dispute @ one of their outlets (Raffles City) on Sat resulting in the death of a restaurant manager. If the murder was done in a fit of anger, that is such a waste of a life. An irreversible action and a life broken forever.
